1 - Until the Deed

Imoxisto treats and accompanies the Client in the management of the entire process. From the booking and performance of the visit to the Property, and in case the intention to purchase the Property is verified, we deal with the "Reservation" and/or "Promise of Purchase and Sale Agreement", we gather and prepare all the documentation inherent to said Property , with regard to Sellers and Buyers, with a view to the execution of the Deed.

We inform the Client, if he so wishes, of the Taxes payable (IMT - Municipal Property Tax and IS - Stamp Duty) and Costs at the Notary with the Deed and respective Records. The "Reservation" values ​​vary between 2,500 to 5,000 €, and when the CPCV - Purchase and Sale Promise Agreement is signed, the values ​​vary between 10 to 30% of the final value of the deal. All this depends on each case in particular.

2 - Before and After the Deed - (optional)
 

If deemed necessary, with the former Owners of the Property, a technical visit to the property can be scheduled, in order to better understand the functioning of equipment and utensils eventually left in the property and the necessary clarification on other types of issues that may arise after writing. In the case of Foreign Customers, given the difficulty of interpreting the language, we accompany them with the Finance Department in order to obtain their tax identification, at the Bank to open a bank account, at EDP for the change of holder in the payment of electricity and at the City Council for the change of the holder of the Public Water Consumer and the recommendation of a lawyer, if deemed necessary.

Given the lack of knowledge on the part of the Client in the Region where he acquired the Property, about the need to resort to Companies or Technicians, in the provision of Services, Imoxisto may, whenever deemed necessary, recommend to you:
